Vacation Rental Terms and Conditions

- Unless otherwise stated, check in time is anytime after 3:00 PM. You are asked not arrive to the home prior to 3:00 as you will not be allowed to check in or drop off your luggage. Check out time is by 10:00 AM. Housekeeping will arrive promptly at 10:00 and they need until 3:00 to properly prepare the accommodation for the next incoming guests.
- Cancellation Policy: All reservations are non-refundable, UNLESS, the accommodation is re-rented for the rental period at the same rate, all payments will be refunded, less a 15% cancellation fee. In the event the accommodation cannot be re-rented for the rental period, you are responsible for the full rental amount, or the difference if the accommodation is rented at a lesser rate. Ask a Nantucket Accommodations` reservations agent about travel insurance which will cover cancellations in certain conditions. The Nantucket Accommodations booking fee is non-refundable.
- Unless otherwise stated, there will be NO SMOKING indoors.
- Each reservation includes up to five (5) hours of departure cleaning. Any above average (excessive) hours needed to clean the accommodation will be deducted from your security deposit or billed to the your credit card on file. You are required to leave the residence tidy and ready for the cleaners. Nantucket Accommodations will leave a welcome package with detailed departure instructions.
- Unless otherwise stated, No pets of any description shall be kept on the premises (inside our out). If you bring a pet to the accommodation, this will constitute a violation of the terms and conditions of this lease, and you will not be allowed to check in. If you are not allowed to check in, all deposits and payments made herein will be forfeited. If a pet is later found on the premises after check in, this will also constitute a violation of the terms and conditions of this lease, and will result in an immediate eviction. If said eviction occurs, all deposits and payments made herein will be forfeited. Deposits forfeited will not be covered under the travel insurance or property protection insurance plans.
- Every reservation requires a Security Deposit or you may purchase optional Vacation Rental Damage Protection. Cash Security Deposits will be held by Nantucket Accommodations and applied as follows: (1) Nantucket Accommodations is authorized to pay or reimburse the property owner for any long distance telephone calls and other expenses incurred during the term of this reservation and to pay for excessive cleaning and repair of damage to the residence or grounds caused by you or your guests, (2) return any balance after deduction of amounts to pay the foregoing costs no later than 60 days after the end of the reservation together with an itemized list of damages, repairs and other costs deducted, or (3) return the Security Deposit to you if the property owner fails to deliver the required detail of costs and damages within 45 days after the end of the term, in which event the property owner shall then collect sums due it directly from you. Said deposit is not to be considered prepaid rent nor shall damages or claims (if any) be limited to the amount of said deposit.
Vacation Rental Damage Protection As part of your reservation, you may purchase Vacation Rental Damage Protection to cover accidental damage to the rental unit during your stay. Damage must be disclosed to management prior to checkout. If purchased, the Plan will pay a maximum benefit of $3,000. Any damage that exceeds $3,000 or is not covered under the Plan will be charged to the credit card on file. Vacation Rental Damage Protection can be purchased up to, and including at, check-in. - Nantucket Accommodations is a DBA of Sea & Ski Hospitality Inc - a Massachusetts licensed real estate corporation. Nantucket Accommodations’ responsibility is limited to being the rental agent and is not liable for any wrongful act of the property owner, you or any other party. Nantucket Accommodations will inspect the premises prior to your arrival to make sure the property has been cleaned and is ready for occupancy.
- You agree to allow the property owner or his / her affiliates a to enter and view the premises; to inspect the premises; to make repairs and improvements to the premises, and to protect the premises if it appears that said premises have been abandoned by the you, given twenty-four hours notice.
- You shall not sublet the leased premises, nor any part thereof.
- All personal property you or your guests bring onto the leased premises shall be at your own risk. You and the property owner agree that should the premises be destroyed by fire or any other unforeseen casualty, so as to become unfit for human habitation, this lease shall become null and void and all deposits made hereunder shall be refunded in full to you.
- The property owner acknowledges that under Massachusetts Law, the described property may be deemed to contain lead paint, if constructed before 1987. The property owner acknowledges that wherever a child or children under 6 years of age resides in any residential premises in which any paint, plaster or other accessible materials contain dangerous levels of lead as defined pursuant to M.G.L. Ch 111 Sections 189A - 199B the owner shall remove or cover said paint, plaster or other materials so as to make inaccessible to other children. Nantucket Accommodations does not know whether the lead paint is present in said property.
- Recycling is mandatory on Nantucket. You MUST sort all trash and recyclables. If you fail to sort your trash, a minimum of $200.00 will be deducted from your security deposit or charged to your credit card on file. This amount may be more depending on the trash collection invoice.
